Manhattan Beach & the South Bay
Understand the neighborhoods, the opportunities, and the offer strategy that fit your next chapter.
If you're successful and probably moving from San Francisco or New York or you're on the west side of LA, you're looking at the $3 to $6 million homes in Manhattan Beach or in the South Bay and you're probably asking two questions. Is this actually a smart move for our family? And how do we make sure we don't screw up a multi-million dollar decision? Those are the right questions. Because here's what you're walking into. In Manhattan Beach right now, a big chunk of sales are happening off market, never hitting any of the public sites like Zillow. And in your price band, a large share of buyers are paying cash. So if you're just scrolling portals with a basic pre-approval, you're competing in the dark against people who see more homes and look stronger on paper. My name is Jonathan Smith. I'm an associate broker at DOMO Real Estate here in Manhattan Beach and I run LivingInManhattanBeach.com. You want the beach, the community, and a better day-to-day than where you are now. At this level, the product you're buying is not just a house. It's the right micro-neighborhood. It's the right schooling path. And it's the right trade-offs between things like view, yard, walkability, beach access, and noise. At a number and terms you can sleep well with. My job is to make that outcome as likely, fast, and low stress as possible for you. Here's how I can help.
When you fill out your information on this page, you're raising your hand for a South Bay Buying Advantage Session with me. In about 30 to 45 minutes, we'll map your family situation down to the specific pockets of Manhattan Beach and the South Bay that actually fit. Walk through what it really takes to win when so many deals are off market and so many offers are cash. Outline a clear game plan so you're not just reacting to whatever pops up online on Zillow and Redfin. If we both feel it's a fit, I'll invite you into my South Bay Family VIP Buyer Program, where I handle your local blueprint, off-market and pre-market access through my agent network, and strategies to make your offer look as close to cash as possible, even if you're financing. If it's not a fit, you'll still walk away with real clarity and a real plan. So if you're serious about moving in the next 1 to 12 months and you want to de-risk the decision for your family, fill out the form on this page. I'll personally reach out to coordinate a time that works for both of us. Once you submit, you'll land on a page with a longer video that walks you through exactly how I work and what you can expect when we speak.

The South Bay Buyer Advantage
The right home has to make sense beyond the listing photos. Start with your priorities, understand the trade-offs, and make decisions with a plan.
Define your budget, location preferences, timing, and property needs. Review available listings and, where authorized and available, coming-soon and off-market opportunities.
Evaluate comparable sales, property condition, and contract terms before deciding what to offer. Know the questions to ask and the risks to investigate.
Coordinate inspections, disclosures, negotiation, escrow, and closing milestones. Stay informed about what happens next and where a specialist’s advice is needed.
Off-market inventory and seller concessions are not guaranteed. Access depends on seller authorization, availability, and applicable brokerage and MLS rules.
A clear path forward
Start with a 30–45 minute South Bay Buying Advantage Session about your goals, timeline, and the questions you want answered.
Compare locations and property types, discuss financing readiness, and understand representation and compensation before moving ahead.
Once representation is agreed, refine your search, arrange tours, and evaluate offers with a clear decision process.
An introductory conversation does not create a representation agreement.
Explore your options
Compare the things that matter to you: layout, outdoor space, access, commute, ownership costs, and proximity to the places you use.
Explore the Sand Section, Tree Section, Hill Section, and East Manhattan Beach through your budget and property priorities.
Compare individual homes, lots, parking, and day-to-day access across the city.
Consider North and South Redondo options, with attention to property type, condition, and total ownership costs.
Keep the search open to Torrance, El Segundo, and the Palos Verdes Peninsula when they fit your stated goals.
Location choices are yours. Verify school assignments directly with the district, commute times on your routes, and property-specific costs and restrictions independently.

Meet Jonathan
I’m Jonathan Smith, an associate broker with DOMO Real Estate. I help buyers look past the surface and understand what a property means for their plans.
My background includes residential and commercial real estate, investment property, land, renovation, and complex property decisions. That experience informs the questions I ask about condition, value, and what comes after the purchase.
I created Living in Manhattan Beach to make the South Bay buying process easier to understand—and give you a place to start with a real conversation.

We discuss your goals, budget range, preferred locations, timeline, and financing readiness. You can ask questions about the buying process and decide whether working together makes sense. Requesting a session does not sign you up for representation.
You can start the conversation before pre-approval. If you plan to finance, understanding your lender’s requirements and your comfortable monthly payment helps shape a practical search. Loan approval and lending terms are determined by your lender.
Real estate compensation is fully negotiable and is not fixed by law. Services, compensation, and who is responsible for payment are addressed in a written buyer-broker agreement. A seller contribution may be negotiated, but is not guaranteed. We review your agreement and potential out-of-pocket costs before proceeding.
Before acting as your buyer representative and arranging tours, we discuss and document the scope of representation, compensation, and duration in a written agreement. You’ll have an opportunity to review the terms and ask questions.
We can explore opportunities when they are available and may lawfully be shared. Seller instructions and applicable brokerage and MLS rules control access. We cannot promise exclusive access, a complete view of every property, or a particular purchase result.
No specific savings, purchase price, seller credit, or accepted offer is promised. The focus is on informed decisions, careful preparation, and negotiation tailored to the property and your goals.
Please tell Jonathan if you have an existing buyer-representation agreement. Any next steps must respect that agreement and your current representation.

A session request is not a confirmed appointment. Jonathan will coordinate a time with you.
